Lewisham is one of the areas I work in. The houses here range from Victorian commuter terraces to flats in the new blocks by the station, and a bathroom in each one is a different job.
Lewisham, and the houses in it
Lewisham's centre moved north when the North Kent line to Dartford arrived in 1849, and commuter housing followed. That is why so much of SE13, around Ladywell, Hither Green and towards Lee, is Victorian and Edwardian terrace. Around Loampit Vale, by contrast, there are newer blocks of flats from five to twenty-four storeys.
What that means for a bathroom or kitchen
In the older houses I expect a suspended timber floor, old pipe runs that have been added to over the decades, and walls that are not square. In a flat in a newer block the questions are different: where the waste can go, what the building management allows, and when work can be done. Either way I look at it in person before anything is priced, and you get a written, itemised price.
